Selling my house and moving on

I have my house on the market now, hoping to sell it quickly before we move on to Greenville, SC. My husband is retiring after 23 honorable years in the Army to be the Chief Pilot for Stevens Aviation. We are very excited about all the changes, so this is my last home for sale. I will not be doing real estate in SC as I am taking a year off to get my family settled and going back to college. Tip of the Day for Buyers- Make sure that your buyer's agent offers a 1st Time Home Buyer's Counseling Session of some kind and ATTEND IT!!! This should be a one on one session with a buyer's agent who is going to represent your best interests. This should be done before you look for financing even. This will help explain the home buying process, what a mortgage is and how to determine what you can really afford, not what your paperwork to the mortgage company says you can afford. Make sure you go into this process as educated and represented as your sellers are. Look for these credentials from your Buyer's agent:

GRI - General Real Estate Institute: Agents who get their license have only learned the laws of selling, not how to sell to people and help get Buyers and Sellers what they are looking for. We also learn things like the "Code of Ethics" for Realtors.
ABR- Accredited Buyer's Representative: This is special training on how to represent buyers in a transaction. This class shows how to preview homes on the market to help narrow down the search process, educate the buyer on the home buying process and much more. An ABR credential can only be earned by representing buyers completely in a set amount of transactions over a year after your course is complete.
RCC- Residential Construction Certification: This is a course designed to teach the agent how to sell new construction. We have to go through the process like a contractor, learning all the terminology and how to set timelines for construction.

Tip of the Day to Buyers and New Listings

Wow! Summer has just gotten away from me! It has been busy here.
Your Tip of the Day to Buyers: When I work with buyers one of the ways I like for them to look at homes when looking at several homes is to rate the homes on a scale of 1-3, one being the best match of what they are looking for overall and 3 being a no match. If the home is a 3, then you will not be coming back to it, discard it off of your list. Most of the time, even a 2 you will not come back to unless you are deciding between two homes or as a back up if the #1 home doesn't work out. This system keeps only 2 to 3 homes on your mind at all times and gives you one home to compare all others to. Usually when a buyer finds the #1 home, they look at couple more, but always come back to putting in an offer on that #1 home. This system has worked for all of my buyers and help the people who are serious and ready to buy a home, make a decision quickly and with the least amount of stress that they are missing out on something else.
